Pay the balance of unit
Get ready to finalize your unit! Simply pay the remaining balance and remember to include the additional charges:​

Obtain your Payment Completion Certificate (PCC) from the Developer after you've completed all your payments. This vital document is yours to keep, so hang onto it! Interim Service Charge
Prepare to take the next step! Kindly provide a current dated cheque payable to the community for service charges. Don’t forget to endorse it as "XXXX" for the amount of AED 5,000! This amount will appear on your first Mollak (Dubai Government) invoice for service charges, and you'll be able to track any surplus or deficit in Mollak invoice. Please visit the Shepherd Office to submit the AED 5,000 cheque. The office is located at 608, Al Asmawi Offices, Dubai Investment Park 1, Dubai. You can find directions on Google Maps here.

Key Collection
Voila! You can collect the keys to the unit from Shepherd Office.
You can pay the service charges at the time of key collection.

Utility Account Setup
After receiving the title deed, proceed to apply for DEWA (Dubai Electricity and Water Authority) and gas accounts.
Until the DEWA account is activated under your name, you will be responsible for covering the DEWA charges in case there is a usage, which will need to be paid to the landlord (developer).
